
































The original predecessor of Zions Hospitality Management Services (ZHMS) was launched in 1992 to manage the first franchised Marriott hotel in Utah. It has since managed and operated a number of properties in the Intermountain West, under various brand families. ZHMS now employs over 250 people in the management headquarters in Provo and in 9 properties in 5 states.

Joel P. Sybrowsky
Mr. Sybrowsky is President of Zions Hospitality, the most active developer of Marriott properties in the Intermountain West. He also manages his family's portfolio of hotel investments, which includes the Salt Lake City Downtown Courtyard by Marriott, the Salt Lake City Downtown Residence Inn by Marriott, and the Provo Courtyard by Marriott.
Mr. Sybrowsky is founder and former Executive Vice President of DynamicCity, Inc., designer, builder, financier, and operator of a $180MM consortium of 14 municipalities and North America's largest open-access fiber-optic network. DynamicCity was sold in 2007 to PacketFront AB, based in Stockholm, Sweden. Prior to DynamicCity, he was the co-founder of Management Dynamics, a provider of web-based solutions to libraries and educational institutions in the United States and Canada. The company was acquired in 2001 by Baker & Taylor, the world's leading book wholesale and distribution company. Prior to Management Dynamics, he was a sales executive at Dynix, Inc.
Mr. Sybrowsky is involved in various civic and non-profit organizations, including the Utah Valley University Library Board, the Lucina Foundation, and Boy Scouts of America. He received BA and MBA degrees from Brigham Young University.
David L. Holcomb
Mr. Holcomb has over twenty years experience in the hospitality industry. He has spent over three years in on-site hotel operations and fifteen years as the corporate controller or chief financial officer for three hotel management companies. In addition Mr. Holcomb has performed consulting services for private clients.
Mr. Holcomb attended Brigham Young University where he obtained a BS degree in Accounting. He later received his MBA from the University of Phoenix. He has received other designations including:
Mr. Holcomb is an Instructor for the Hospitality Management department at Utah Valley University where he teaches hotel managerial accounting and finance. He is also the former Program Coordinator for the Hospitality Management Program at UVU.
W. Arthur Holman
Arthur Holman, Director of Operations. Mr. Holman has been in the hotel industry since 1990. He has worked mainly in food service, accounting and operations positions. The majority of his hotel experience is in the Utah market. He has worked at both independent full-service hotels and franchised Marriott select service hotels.
Mr. Holman has been a select service hotel General Manager since 1996, when he opened a 114-room Residence Inn by Marriott in Provo, Utah. Several years later, he moved to the Salt Lake City market to operate the 118-room Residence Inn by Marriott. He managed that hotel through the 2002 Winter Olympics Games, a complete public area and guest room renovation, and a 60-room acquisition and addition of a second building raising the room count to 178 rooms.
Mr. Holman has received various accolades throughout his career. Namely, the Rising Star Award, the Chairman's Circle Award, and the Big Dog Guest Satisfaction Award from Sunstone Hotels during his tenure with that franchise company. He has also earned the Most Improved RevPar Index award, and Quest for Quality, Silver, Gold, and President's Cup Awards from Marriott for notable Guest Satisfaction Scores. He currently serves as a member of the Residence Inn National Culture Council.
Mr. Holman earned his Bachelors of Science degree in Business Management, finance emphasis, from Brigham Young University's Marriott School of Management in Provo, Utah. He is active in Salt Lake City community and government affairs, serving on or chairing multiple community committees and/or councils to foster good business in the downtown Salt Lake City.
Glen A. Overton
Mr. Overton has been involved in the management and operations of hotels in the Intermountain region for over thirty years. His experience includes the opening and operations of two Rodeway Inns located in Salt Lake City, Utah, a Rodeway Inn and Holiday Inn located in Provo, Utah, and several successful restaurant ventures.
During the past twenty years Mr. Overton has been very active in local councils relating to hospitality, travel, and business. He has served in the following positions:
In addition, Mr. Overton has served as a member of the Utah State Board of Commissioners for Travel & Tourism at the request of the Governor's office. He has a long standing commitment to developing tourism in Utah and was a dedicated supporter of the 2002 Olympics.
Mr. Overton received his undergraduate degree in Business Management from Brigham Young University. He attended the MBA program at the University of Utah and later received his Masters' degree from Brigham Young University.
Ryan H. Sorenson
Ryan H. Sorenson, Director of Sales. Mr. Sorenson has over nine years of progressively responsible sales and marketing experience in the hospitality industry. His experience includes leading proactive direct sales teams by creating property specific sales strategies, marketing plans, and revenue maximization techniques.
Mr. Sorenson assisted sixty Marriott International managed Select Service and Extended Stay hotels in the Western United States (Washington, Oregon, California, Nevada, Arizona, Utah, New Mexico and Texas) with facilitating sales trainings, coordinating pre-opening sales efforts for hotel openings, conducting sales blitzes, and reinventing sales plans and actions for hotels declining in market performance.
Among his previous significant positions, Mr. Sorenson has served as Director of Sales, Residence Inn City Center, Regional Sales Specialist, Marriott International, Area Director of Sales, Courtyard Downtown/Residence Inn City Center, Salt Lake City, Utah.

Mr. Sorenson received his undergraduate degree in Mass Communications from University of Utah.
Nathan E. Taylor
Currently serving as Vice President of Development, Mr. Taylor has worked intensely in financial analysis, project finance and project management for the past 12 years. He played a key role in the business planning and quantitative groundwork of a massive fiber-optic network for a consortium of 14 municipalities and participated in raising $180MM for its construction. He conducted feasibility work for such cities as Seattle, Washington; Portland, Oregon; Albuquerque, New Mexico; and others. He also assisted in the multi-million dollar private equity raise for the network operator, Dynamic City, Inc.
Mr. Taylor was recruited by the owners of Zions Hospitality in early 2008 to lead the financial underwriting of the development activities, assist in raising the necessary equity and debt to advance projects to construction, and overseeing project management to ensure successful completion of projects. He has established close working relationships with investors, lenders, architects, contractors, and operators that provide a holistic perspective of each project that ensures each facet of a project is coordinated to avoid problems and maximize success.
Mr. Taylor received his BS (magna cum laude) and MBA from Brigham Young University.
